Faction Brewing Company to Sign Five-year Lease at Alameda Point

At next Tuesday’s Alameda City Council meeting, the council will consider a lease that would see Faction Brewing Company LLC occupy roughly 32,500 square feet of space at building 22, a former aircraft hangar, at Alameda Point.

The start-up brewery plans to produce 8,000 barrels of bear a year in at least five varieties, including Pale Ale, IPA, Red, Pilsner and Stout.

The lease will provide two five-year options as well.

Faction will get three months of rent-free control of the space as they obtain approvals and permits, after which they will pay $0.37 per square foot per month, for a total of $144,300 per year. That rate applies for the first 24 months, after which it steps up by a penny each year.

After the initial five-year period, the rent will be established at market rate.

The company proposes to build a production brewery, a taproom for tasting, and an on-site sales center.
