The 7.14 acre site is located at 1551 Buena Vista Avenue, near Sherman Street, just to the west of a 10.89 acre site that was built out in 2002, which included 83 housing units and was known as Marina Cove Phase I. The new project is termed Marina Cove Phase II and was originally approved for 69 housing units.
Marina Cove II would subdivide the 7.14 acre parcel into 70 lots roughly 40 feet wide by 80 feet deep to support 51 single family homes and 38 duet condominiums. The project will also include 16 affordable housing units targeted across moderate, low-income and very low-income occupants. (“Low income” is determined relative to the median income level for the area, as determined by the U.S. Department of Housing and Urban Development income limits.)
According to the staff report, a traffic study concluded that replacing the Chipman warehouse with houses would eliminate about 12 large-truck trips from the property during morning and evening peak hours.
On the other hand, the study also found that the development would use one percent of the remaining capacity in the Webster and Posey Tubes.
City of Alameda Planning Department staff are recommending that the Planning Board approve the tentative map.
